How to prevent termites in a South Florida home

Termite prevention here is not about keeping termites off your property. They are already in the soil, and no homeowner in Palm Beach County, Martin County, or St. Lucie County is going to change that.

Prevention means making the structure a poor target and catching activity before it becomes damage. Those are two different jobs, and both are within reach.

The homeowner side is mostly about moisture and wood contact. The professional side is monitoring, because subterranean termites work out of sight and damage accumulates silently for months or years before anything is visible.

Where this lands

UF/IFAS documents South Florida among the highest-risk subterranean termite zones in the continental United States, with invasive Formosan and Asian subterranean species producing larger colonies and faster damage than native species.



Moisture is the single biggest lever a homeowner controls. Subterranean termites need it to survive, and most of what makes a structure attractive traces back to water reaching wood.


Sandy soil here degrades liquid termiticides faster than heavier soils, so pre-construction treatment on a home built ten or more years ago may have little remaining effect.


Monitoring matters more than any single preventive step, because subterranean termites give almost no visible warning until damage is established.

Start with moisture

Every practical prevention measure comes back to this.

Keep irrigation off the structure.

Sprinklers hitting the foundation, exterior walls, or garage door keep the perimeter permanently damp. Run the system after dark and watch where the spray actually lands, since heads drift out of adjustment over time.

Paper and books.

Fix drainage that pools against the house. Walk the perimeter the morning after a heavy storm and note where water is still standing. Those spots are the ones worth correcting, whether by regrading, extending downspouts, or adding drainage.

Keep gutters clear and downspouts directed away.

Overflowing gutters saturate fascia and soffit wood, which is also how carpenter ants end up in a roofline.

Address plumbing leaks promptly.

A slow leak under a sink or behind a shower wall creates exactly the conditions subterranean termites are looking for, and it goes unnoticed for a long time.

Ventilate humid spaces.

Bathrooms and laundry rooms that stay damp support both termites and the moisture pests that indicate the same problem.

Break the wood-to-soil connection

Subterranean termites travel through soil. Anything that bridges soil and structural wood gives them a protected route.

Pull mulch back from the foundation.

UF/IFAS documents mulch-to-foundation contact as a contributing factor in termite access to Florida structures. Maintain a two to three inch gap and keep depth under three inches. Gravel or stone in the first six inches nearest the wall works better than organic mulch.

Remove wood in ground contact.

Landscape timbers against the house, wood fence posts touching siding, deck posts set directly in soil, and firewood stacked against an exterior wall all qualify.

Clear stumps and buried wood.

Old stumps, buried construction scrap, and tree roots close to the foundation support colonies near the structure.

Keep the foundation visible.

Dense plantings, thick ground cover, and piled mulch all obscure the exact surface where mud tubes would appear. If an inspector cannot see the foundation, the earliest visible warning sign is hidden.

Keep the structure inspectable

This one gets overlooked, and it matters as much as anything above.


Termite inspection in Florida is overwhelmingly visual. An inspector looks for mud tubes on foundation walls, hollow-sounding wood, frass accumulation, and moisture staining. Anything covering those surfaces removes them from view.



Spray foam insulation is the clearest example, since it encases sill plates, band joists, and roof decking. Finished garage walls, permanent storage against foundation walls, and built-in cabinetry in a crawl space have smaller versions of the same effect.


None of these are reasons to avoid finishing a space. They are reasons to know what inspection access you have given up, and to compensate with monitoring that does not depend on visual access.

Know your pre-treatment status

Florida building code requires pre-construction soil treatment on new residential construction, and most homeowners file the certificate at closing and never think about it again.

Our guide on new construction pest control covers this in detail, but the key point for prevention is the timeline. Sandy, well-drained soil accelerates termiticide degradation. Protection that might last seven to ten years in heavier soil often lasts three to five years here.

Monitoring is the part homeowners cannot do

Everything above reduces risk. None of it detects a colony.

Subterranean termites travel underground and inside wood, and they do not announce themselves. By the time mud tubes are visible on a foundation or a wall sounds hollow, the colony has typically been active for a while.

UF/IFAS includes bait station monitoring as a core component of integrated termite management in Florida. Stations placed in the soil around the perimeter intercept foraging termites before they reach the structure, and checking them on a schedule is what turns prevention into early detection.

This approach also works on homes where visual inspection access is limited, since detection happens in the soil rather than requiring a look at concealed wood. Annual professional inspection is the minimum either way. The cost of yearly inspection is a fraction of what termite repair costs.

What does not prevent termites

Worth being direct, since several of these get recommended confidently online.

What to do this fall

Prevention reduces risk, and monitoring catches what prevention misses.
