Dampwood termites in the genus Neotermes are documented in Florida, primarily in coastal and southern portions of the state, and they nest in wood with high moisture content. They are not among the species driving structural termite damage here.
UF/IFAS documents subterranean termites, including the invasive Formosan and Asian subterranean species, as the primary structural termite threat in South Florida, alongside drywood termites.
Subterranean termites are strongly associated with moisture and are frequently found in exactly the wet wood people assume must mean dampwood termites.
Carpenter ants also nest in moisture-damaged wood, and homeowners confuse them with termites regularly. They are a different order of insect requiring a different treatment.
This is the most common answer, and the moisture association confuses people. Subterranean termites need moisture and are drawn to damp wood, so finding them in a soft window frame or wet sill plate is ordinary rather than surprising. The identifying signs are mud tubes on foundations or framing, and swarmer wings shed near windows after warm humid evenings.

Not termites. They excavate wood for nesting rather than eating it, and they strongly prefer wood already softened by moisture. Their frass is coarse and fibrous like pencil shavings and contains recognizable insect parts, including discarded wings and leg segments. Wood-decay fungi with no insect involvement at all. Persistently wet wood softens and crumbles on its own. Homeowners sometimes attribute that damage to insects that were never present.
Small uniform hexagonal pellets mean drywood termites. Coarse fibrous material with insect parts mixed in means carpenter ants. Subterranean termites produce no visible frass, since they pack their galleries with soil and fecal material instead.
Pencil-width earthen tubes on foundation walls, piers, or framing mean subterranean termites. No other insect on this list builds them.
Termites have a straight body with no waist, straight bead-like antennae, and, when winged, four wings of roughly equal length that shed easily. Carpenter ants have a pinched waist, elbowed antennae, and front wings longer than the rear pair.
Carpenter ant galleries are smooth and clean, almost sanded, because they cut through wood without consuming it. Termite galleries are rougher and often contain soil or debris.
If the soldiers and reproductives are noticeably larger than typical termites and the wood is severely decayed and ground-contacting, dampwood termites become worth considering.
Every insect on this list is telling you the same thing about your house.
They are all drawn to wood that moisture has already compromised. Finding any of them means water has been reaching that wood for a while, and the water problem is generally the more expensive one.
Common sources behind moisture-damaged structural wood in South Florida include failed caulking around windows on the weather-facing side, gutters overflowing onto fascia, roof leaks that stay hidden longer in homes with foam insulation concealing the deck, slow plumbing leaks behind bathroom walls, irrigation spraying the structure, and wood in direct ground contact where mulch has been piled against it.
Treating the insects without correcting the water leaves the wood attractive to whatever comes next, and the decay continues on its own regardless.
Liquid soil barrier treatment, bait station monitoring around the perimeter, or a combination. UF/IFAS includes bait station monitoring as a core component of integrated termite management in Florida. Correcting the moisture source is part of the work rather than separate from it.
Localized spot treatment where the infestation is confined to a specific area, or whole-structure fumigation when the scope requires it. A reliable company assesses whether spot treatment is sufficient before recommending fumigation.
Locating and treating the nest, which may be a satellite nest indoors with a parent colony in a nearby tree, combined with finding the moisture source.
Rare enough in Florida structures that treatment centers on removing or replacing the severely decayed wood and eliminating the water keeping it saturated. The conditions supporting them are the actual problem.
