Why pest control costs vary so much in South Florida, and what you are actually paying for

You called three companies for quotes. One said $75 a month. Another said $199. A third said they need to inspect first before quoting anything. You are now more confused than when you started.

The price variation is not random, and it is not one company ripping you off while another gives you a deal. Pest control pricing in Palm Beach County and the Treasure Coast varies because the service behind the number varies. A $75 plan and a $249 plan are not the same service at different markups. They cover different things. Here is how to read the numbers.

At a glance

What drives the price

Three factors determine what pest control costs on any property in Boca Raton, Boynton Beach, Lantana, Port St. Lucie, Stuart, or anywhere else in the region.

Square footage of the home.

Larger homes require more product, more time, and more linear feet of perimeter treatment. A 2,000-square-foot home costs less to treat than a 4,000-square-foot home for the same service tier. This is the baseline variable.

What pests are included.

A general pest plan covering ants, cockroaches, spiders, and common household pests costs less than a plan that also includes mosquito control, flea control, tick control, and rodent management. The more species categories covered, the higher the monthly cost.

Whether termite protection is included.

Subterranean termite monitoring and protection is the single biggest price jump between service tiers. Plans that include termite bait station installation, monitoring, and annual inspection cost significantly more than general pest plans without termite coverage. In South Florida, where subterranean termite pressure is among the highest in the country, the termite component is the one most worth paying for.

What a basic general pest plan typically covers

The entry-level plan at most reputable companies in Palm Beach County and the Treasure Coast covers the pests that show up in nearly every South Florida home: ants (ghost ants, sugar ants, and other common trailing species), cockroaches (American cockroaches and occasional invaders), spiders and cobweb removal, and general crawling insects.

Treatment typically includes a liquid barrier around the exterior perimeter, granular defense in landscape beds, interior treatment of key harborage areas, and dewebbing of accessible cobwebs. Free re-service between scheduled visits if pest activity returns.

This is the $75 to $105 per month range for most homes, depending on square footage.

What mid-tier plans add

Mid-tier plans bundle additional pest categories on top of general pest coverage. Mosquito control, flea control, tick control, and rodent monitoring are the most common additions.

Each of these services requires separate product, separate application timing, and in many cases separate visits. Mosquito barrier treatment targets different areas of the property than general pest treatment. Rodent control requires monitoring stations, exclusion assessment, and follow-up that general pest technicians do not perform during a standard visit.

This is the $175 to $249 per month range, and the value depends entirely on whether you actually need the additional services. A homeowner with no pets and no mosquito pressure does not need a plan that includes flea, tick, and mosquito coverage. A homeowner with dogs, a canal-adjacent property, and a fruit tree canopy probably does.

What premium plans include

The top tier adds subterranean termite protection: bait station installation around the perimeter, ongoing monitoring, annual professional termite inspection, and priority re-service scheduling.

UF/IFAS documents Palm Beach County and the Treasure Coast as among the highest-risk areas in the United States for subterranean termite damage, including invasive Formosan and Asian subterranean species. Termite protection is the component most likely to save you money over time because the cost of termite damage repair dwarfs the cost of ongoing monitoring.

This is the $249 to $449 per month range depending on home size, and it represents the most comprehensive residential pest coverage available.

When comparing pest control companies in South Florida, price tells you what tier of service you are buying. It does not tell you whether the service is good. Five questions reveal more than the monthly number.

What is included and what costs extra?

A low monthly price with add-on charges for every callback, every additional pest, and every service outside the standard visit can cost more annually than a higher monthly plan that covers everything.

What happens if the pests come back between visits?

Free re-service within 24 to 48 hours is the standard at reputable companies. A company that charges for callbacks between scheduled visits is not standing behind its work.

Do they inspect before quoting?

A company that quotes a price over the phone without seeing the property is quoting a template, not a plan. Every property is different, and the quote should reflect what is actually happening on yours.

Home icon

Are they licensed and local?

The Florida Department of Agriculture maintains a public database of licensed pest control operators. National chains carry national overhead that local companies do not, which is one reason pricing differs between them.

Home icon

Do they explain what they are doing and why?

A technician who sprays the perimeter and leaves without explaining the treatment, the findings, or the follow-up plan is providing a service. A technician who walks you through what was found, what was treated, and what to watch for is providing pest management.

General pest coverage typically runs $75 to $105 per month depending on home size. Plans that add mosquito, flea, tick, and rodent coverage range from $175 to $249. Plans including subterranean termite protection range from $249 to $449.
South Florida’s year-round warmth supports continuous pest breeding with no winter reset. Monthly treatment maintains consistent protection that one-time treatments cannot provide. The cost of ongoing prevention is significantly less than the cost of reacting to established infestations.
Price differences reflect different service tiers, not different markups on the same service. A $75 plan covers general pests. A $249 plan covers general pests plus mosquitoes, fleas, ticks, rodents, and termite monitoring. The services behind the numbers are different.
In Palm Beach County and the Treasure Coast, subterranean termite pressure is among the highest in the country. Termite damage repair costs far exceed the cost of ongoing monitoring and protection. UF/IFAS documents this region as high-risk for invasive Formosan and Asian subterranean species.
A company that quotes without inspecting is quoting a template. Every property has different conditions, entry points, and pest pressure. A quote based on an actual inspection reflects what your property needs rather than a generic service package.
