What is hiding behind the foam insulation in your walls and attic?

A contractor pitched you on spray foam insulation. The energy savings numbers were compelling, the attic stays cooler, and the air conditioning stops running constantly through August. Every claim in that pitch is defensible.

What almost never comes up in the conversation is that foam insulation covers the exact wood surfaces a termite inspector needs to see, and it hides moisture intrusion until the damage is well advanced. In a region where UF/IFAS documents some of the highest subterranean termite pressure in the continental United States, including invasive Formosan and Asian subterranean species, that tradeoff deserves a real conversation before the foam goes in.

What you need to know first

Foam insulation is not a termite barrier. Subterranean termites tunnel through foam readily, and the material provides no meaningful resistance to their movement. What it does provide is concealment.

Termite inspection in Florida relies overwhelmingly on visual detection. Inspectors look for mud tubes on foundation walls, damaged or hollow-sounding wood, frass accumulation, and moisture staining. Foam sprayed over sill plates, band joists, foundation walls, and roof decking removes those surfaces from view entirely.

Moisture behaves differently behind foam. A roof leak above closed-cell foam can travel along the deck and saturate framing without producing the ceiling stain that would normally alert a homeowner. Detection gets delayed, sometimes by years.

Florida building code addresses termite inspection access on new construction, and requirements around maintaining a visible inspection gap at the foundation exist for exactly this reason. Verify current requirements with your local building department before any foundation-adjacent foam application.

Why termite inspection depends on seeing bare wood

A professional termite inspection is a visual and tactile process. The inspector examines the foundation perimeter for mud tubes, probes accessible structural wood for hollow sections, checks sill plates and band joists for damage, and looks for frass pellets accumulating below infested timber.


Every one of those checks requires access to the surface being inspected.


Spray foam applied to the underside of roof decking encases the rafters and deck. Foam applied along the interior foundation wall covers the sill plate and band joist, which are among the most common subterranean termite entry areas. Foam in wall cavities conceals studs and any mud tubes traveling up them.


The inspection does not become impossible. It becomes far less reliable, and the inspector will note that limitation in the report. Many termite warranty providers reduce coverage or add exclusions for areas that cannot be visually inspected, which is worth understanding before the work is scheduled rather than after.

How termites interact with foam insulation

Foam offers no defense.


Subterranean termites tunnel through polyurethane foam without difficulty and use the galleries they create as protected travel routes. The foam holds a stable temperature and shields them from light and predators, which is closer to ideal habitat than deterrent.


Some manufacturers offer borate-treated foam products intended to resist insect activity. Treated products have a place, though effectiveness varies by formulation and application, and treatment does not restore the visual inspection access that was lost.

The moisture problem

This is where foam creates the most expensive surprises.

Under normal construction, a roof leak announces itself. Water travels down, stains the ceiling drywall, and the homeowner calls a roofer within days. Damage stays contained because detection happens early.

Foam adhered to the roof deck interrupts that sequence. Water entering above the foam can travel laterally along the deck, saturate rafters and sheathing, and remain hidden from the living space below. Open-cell foam absorbs moisture and can hold it against the wood. Closed-cell foam resists absorption but can trap water between the foam and the deck with nowhere to dry.


Either way, moisture that would have been obvious within a week goes unnoticed for months or longer. Wood-decay fungi compound the issue. Persistent moisture in framing supports fungal decay that weakens structural members independently of any insect activity, and the same concealment that hides the water hides the decay.

What we see in the field

Foam-insulated attics change what an inspection can accomplish across Palm Beach County and the Treasure Coast.

Roof deck and rafter surfaces are unavailable for visual inspection where foam covers them. Drywood termite frass, which normally accumulates in visible piles, collects behind foam instead. Moisture staining on decking cannot be observed. Mud tubes traveling along rafters or truss members are concealed.

Inspection shifts toward the areas that remain accessible: the foundation exterior, any exposed framing, plumbing penetrations, and whatever portions of the attic were left uncovered. Those checks still have value, but the coverage is partial rather than complete, and homeowners deserve to know that going in.

Establishing that the structure is clear before foam goes in gives you a documented baseline. Discovering an existing infestation afterward is considerably more expensive to address.

Nothing here suggests removing it. The energy performance is real and the material is doing its job.

What changes is the monitoring strategy. Bait station monitoring around the foundation perimeter provides subterranean termite detection independent of visual inspection. Annual inspections should still happen, with clear documentation of which areas could and could not be assessed. Any accessible framing, plumbing penetrations, and the exterior foundation deserve closer attention since they carry more diagnostic weight than they would in a conventional home.

Watch for indirect moisture signals as well. Unexplained increases in indoor humidity, musty odors in the attic space, or soft spots in ceiling drywall all warrant investigation earlier than they would in a home where a leak would have shown itself sooner.
