A professional termite inspection is a visual and tactile process. The inspector examines the foundation perimeter for mud tubes, probes accessible structural wood for hollow sections, checks sill plates and band joists for damage, and looks for frass pellets accumulating below infested timber.
Every one of those checks requires access to the surface being inspected.
Spray foam applied to the underside of roof decking encases the rafters and deck. Foam applied along the interior foundation wall covers the sill plate and band joist, which are among the most common subterranean termite entry areas. Foam in wall cavities conceals studs and any mud tubes traveling up them.
The inspection does not become impossible. It becomes far less reliable, and the inspector will note that limitation in the report. Many termite warranty providers reduce coverage or add exclusions for areas that cannot be visually inspected, which is worth understanding before the work is scheduled rather than after.
Foam offers no defense.
Subterranean termites tunnel through polyurethane foam without difficulty and use the galleries they create as protected travel routes. The foam holds a stable temperature and shields them from light and predators, which is closer to ideal habitat than deterrent.
Some manufacturers offer borate-treated foam products intended to resist insect activity. Treated products have a place, though effectiveness varies by formulation and application, and treatment does not restore the visual inspection access that was lost.

This is where foam creates the most expensive surprises.
Under normal construction, a roof leak announces itself. Water travels down, stains the ceiling drywall, and the homeowner calls a roofer within days. Damage stays contained because detection happens early.
Foam adhered to the roof deck interrupts that sequence. Water entering above the foam can travel laterally along the deck, saturate rafters and sheathing, and remain hidden from the living space below. Open-cell foam absorbs moisture and can hold it against the wood. Closed-cell foam resists absorption but can trap water between the foam and the deck with nowhere to dry.
Either way, moisture that would have been obvious within a week goes unnoticed for months or longer. By the time staining appears or a soft spot develops, the framing may have sustained decay damage, and sustained moisture also creates conditions that attract the species covered in our guide on moisture pests in South Florida homes.
Wood-decay fungi compound the issue. Persistent moisture in framing supports fungal decay that weakens structural members independently of any insect activity, and the same concealment that hides the water hides the decay.
Establishing that the structure is clear before foam goes in gives you a documented baseline. Discovering an existing infestation afterward is considerably more expensive to address.
Leaving the bottom several inches of the foundation wall and sill plate area free of foam preserves the most important inspection surface. Discuss this with both the insulation contractor and your pest control provider before installation.
Florida building code addresses termite protection and inspection access, and requirements vary by jurisdiction and by whether the work is new construction or retrofit. Your local building department can confirm what applies to your project.
Some warranties add exclusions for areas that cannot be visually inspected. Getting that answer in writing beforehand prevents an unpleasant discovery during a claim.
UF/IFAS includes bait station monitoring as a core component of integrated termite management in Florida. Stations detect subterranean termite activity in the soil around the perimeter, which does not depend on visual access to interior wood. For a foam-insulated home, that detection method becomes substantially more valuable.
